Reporting Relationship:       Reports to Vice President—Stadium Operations

Work Schedule:                     Monday – Friday, 7:30 a.m. – 4:30 p.m., Event Days including nights and weekends

Status:                                    Full-Time (Exempt)



Position Summary

The Facility Manager position utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, and equipment.   This position works with limited supervision and monitors building system operations and performance. The Facility Manager positions utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.  A large responsibility of this position is preparing the building for major stadium events including NFL, college football, soccer, and concert events.


Primary Responsibilities

  • Oversees all facility systems including Mechanical, Electrical, Plumbing, and Fire/Life Safety
  • Schedules and supervises the daily activities of the trade’s staff
  • Responsible for oversite of facility work orders and completion in the appropriate timeframe
  • Creates and implements a proper Preventative Maintenance Plan
  • Implements and oversees proper annual or quarterly testing of all building infrastructure to include, but not limited to, fire systems, generators, HVAC, electrical, hood systems, other F&B systems, plumbing, and other stadium equipment prior to the first major stadium event each year
  • Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety
  • Conduct daily and/or weekly staff meetings with key personnel to discuss current or upcoming projects
  • Assists with the monitoring of vendors and outside contractors as appropriate
  • Review operation of Purchasing Inventory systems and ensure proper quantities and types of maintenance and show supplies are on hand
  • Develop and maintain procedures to ensure Facilities Department is ordering proper supplies for maintenance and show requirements in a timely manner
  • Research and recommend equipment, tools, materials and supplies to fulfill needs of Facilities Department
  • Quarterly and Annual budget forecasting to include: labor, materials, supplies, equipment and utility consumption and recommend policies and procedures to promote efficiency
  • Assist in the creation of annual operations budgets and make recommendations on capital improvement projects
  • Directs and trains maintenance personnel in the safe and effective operation of equipment and building systems
  • Research and recommend continuing education programs for key technical personnel involved in the operation and maintenance of the building
  • Coordinates annual capital projects as assigned, for the facilities and grounds
  • Responds to emergency situations in accordance with departmental policies and procedures
  • Prepare and maintain accurate records regarding annual inspections of equipment and MEP systems
  • Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and tracks repair records as required
  • Manage general maintenance workflow tool; train end users on system (ISS)
  • Reviews assigned work orders and assists Facility Manager by prioritizing and assigning to the appropriate department
  • Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum
  • Build out work order system currently utilized by the building
  • Will provide assistance to Vice President of Stadium Operations such as technical guidance and/or training of coworkers
  • Responsible for OSHA training requirements, the stadium’s equipment certification and training program, and conducting monthly safety meetings within the stadium operations department
  • Performs other duties as assigned



Supervisory Responsibilities

  • This position will oversee all areas of maintenance throughout the facility
  • The departments that will directly report to this position include Mechanical Maintenance, General Maintenance, Preventative Maintenance, and Electrical
  • Oversees and inspects the work performed by outside contractors as necessary



Minimum Qualifications

  • Bachelor’s degree in Building Engineering or related field
  • At least 10 years of facility management and maintenance experience in a large-scale building
  • Must be able to use personal computer and/or PDA for work order system, email, ESS and training
  • Must have basic skills with Microsoft Office programs
  • Must be flexible to work evenings and/or weekends and all Carolina Panthers and Stadium events, including events held on weekends, nights, and holidays when necessary
  • Must pass pre-employment screens

Physical Requirements

  • Standing, stooping, and walking for extended periods of time
  • Walking throughout the stadium (including climbing stairs)
  • Must be able to lift and carry 50 pounds
  • The employee frequently is required to use hands and fingers to handle items and reach with hands and arms
  • Must be able to climb and work overhead off a ladder and scaffolding
  • Ability to work in variable temperatures, including extreme hot and cold weather based on the season
  • Must be able to work in confined/narrow spaces



Work Environment

This job operates in all areas of the stadium both inside and outside.  At times it may include inclement and extreme weather conditions.
